Move your small business in as soon as you’re ready with multiple newly finished office spaces ready to go.
Lloyd Cos. has just finished building out several spaces in two east-side mixed-use projects, along with offering custom build-outs in adjacent shell space.
The Carlton at Dawley Farm, which includes first-floor commercial and office space with luxury apartments above, is in the center of Dawley Farm Village.

The Rowe on 57th brings modern first-floor office space to a brand-new mixed-use building along 57th Street near Bahnson Avenue, part of a popular apartment community.

“There isn’t much available in the office market for smaller businesses, especially in Class A, brand-new space,” said Jordan Rieffenberger, who has the spaces co-listed with Raquel Blount.

“When we’re out touring businesses in search of smaller spaces, we’re often looking at older, dated properties — if the desired size is even available at all. These new properties offer an opportunity to walk into something fresh and modern, perfectly sized to meet your needs.”
At The Carlton, two built-out offices spaces have been leased already to a construction firm and a chiropractic office.

Five more are now open, ranging from 511 to 1,078 square feet.

Tenants will have access to a shared break room, restrooms and a mother’s room, and the property includes ample parking.

“These spaces have a classy look and can accommodate an office space needed very soon,” Blount said.

“Or, if you’re inspired by what you see and want to do a design-build to customize a shell space in the building, we have that availability.”

The Rowe has one finished office space leased and three more available, ranging from 629 to 1,228 square feet. Tenants will share a lobby and restrooms.

“It’s a modern, more edgy Class A space,” Blount said.

“It’s a very fresh design, and again we have additional unfinished shell space for tenants wishing to further customize.”

There’s an increased demand for smaller spaces, both as offices downsize their physical footprints but also from workers ready to get out of their homes.

“People have been working at home for a while now, and it’s not always the best fit,” Rieffenberger said. “Sometimes, we see a husband and wife where both are working from home, and one wants their own space without distraction during the day.”
Both buildings benefit from a growing east-side population and easy access everywhere in town thanks to nearby Veterans Parkway.

“This is an excellent area for all commercial users, office users and service providers such as insurance agents, financial analysts, content creators, freelance consultants, IT specialists, etc.,” Blount said.
“You benefit from an on-site population of hundreds of area residents and amenities, the sites have great accessibility, and if you reach out now, we still have the flexibility with our available space to accommodate a wide variety of floor plans, both finished and unfinished space.”
